ENERSUITE ADVANCED DIAGNOSTICS

Example 1

This heat pump loop was operating properly until 4/16/07 when a maintenance person mistakenly changed settings on the computer that controlled its operation.  After this change, the furnace began heating when heat was not required and the chiller began cooling the unneeded heat, wasting both natural gas and electricity.  Interestingly, we had identified this problem 5 months before and it had been corrected.  This example illustrates how important it is to periodically monitor the performance of key equipment because even a single computer keystroke can completely change operation and negate savings.

 Example 2

This chart shows when three supply fans for AHU’s are coming on compared to the desired times which are represented in the light blue.  The magenta line showing AHU 9 is operating very close to the desired schedule.  The gold line for AHU 7 shows the fan operating close to 24/7.  The black line for AHU 4 shows the fan running most of the time but turning off during irregularly.  Fans that run during unoccupied times waste electricity and heat since they draw in unconditioned outside air that needs to be heated and cooled.
